Tenant Fees:

Assured Shorthold Tenancies (AST)

General Fees & Charges:

Holding Deposit: 1 weeks rent

Equivalent to 1 weeks rent. This will be put towards your first rental payment, due on completion of the tenancy. Further information on the Holding Deposit are outlined in the Application for Tenancy Form sent to you when making an offer.

Security Deposit:
– Rents under £50,000 pa: Equivalent to 5 weeks rent
– Rents over £50,000 pa:   Equivalent to 6 weeks rental

The Security Deposit is held by The Deposit Protection Service (DPS) as Stakeholder for the duration of the tenancy in accordance with the terms of the Tenancy Agreement. Where applicable H&G will register the deposit monies with a deposit protection scheme on the landlord’s behalf.

Contract variation, assignment or novation: £50.00 incl VAT  per clause (£41.67 excl VAT). Plus any reasonable costs incurred, if these exceed £50.00 (incl VAT)

Change of Sharer/Tenant Fee: £50.00 incl VAT (£41.67 excl VAT).  Plus any reasonable costs incurred , if these exceed £50.00 (incl VAT)

Early Termination/Surrender of a Tenancy: All costs incurred by the landlord for allowing an early termination.

Rent and Utility bills: As outlined in the Tenancy Agreement.

Default Fees & Charges:

Late, unpaid, returned rent payments: 3% above Bank of England base rate pa, calculated daily.

Loss of Keys & Security devices: Cost of the replacement item. In exceptional circumstance, the tenant may be liable to pay for the Agents time charged at £15.00 per hour including VAT.The Cost varies depending on device. Replacement costs will be charged to the tenant from replacement of the item. Cost to be provided on request. For example Building Entrance Fob at Battersea Reach is £10.00 including VAT for a replacement.
