Whether you are looking for your first time purchase, a rental investment, a property for your children, a second home, pied-a-terre or a home, we are here to assist you with your property search and should you secure a property to buy through H&G our friendly and proactive staff will ‘hold your hand’ so to speak, throughout the buying process, from making an offer to final completion. We are here to drive the negotiation and buying process forward and will keep you updated and informed throughout the process
Before you start to look at property to buy, have a think and discuss what you are looking for in a property in terms of style (house or apartment), age (modern, new build, Victorian, Georgian) size, the need for outside space, parking and we all know, it can often be more about location that size! Come up with a check list of requirements ready to tell your agent.
Register with H&G
We will keep you informed with any new instructions which come to the market which match your requirements. The more we know about you and what you are looking for, the better we can be of assistance. Often, properties are marketed ‘discretely’ and not advertised online, so as long as we know what you are looking for, we can match you to these ‘Off Market’ Properties.
Prepare your finances
It is important to prepare your finances before you start to view properties. Decide on how much you can afford to spend and set your budget! Speak to your mortgage broker, financial advisors, or your bank and find out what you have to work with. H&G are an independent estate agents and do not have ‘in house’ brokers or associated mortgage lenders.
A buyer’s financial position can be an important factor in the decision process when an offer is presented. H&G will ask a buyer their financial position before submitting an offer to our clients. Having finances in place assures both the agent and the vendor that you are serious and in a proceedable position.
Viewings and Feedback
We will accompany you on viewings, set up viewing tours where possible and be flexible with appointment times. We can offer evening and weekend appointments where suitable.
We will contact you after a viewing to obtain feedback. This helps us to keep your applicant record up-to-date and enables us to get a feel of your tastes, requirements and likes/dislikes.
Off Market Property
We don’t want you to assume that if we are not advertising your perfect property on our website, then we don’t have access to it. It may be that it’s a brand new property and it’s awaiting photographs or from time to time client’s will ask us to market their property discreetly, so we will only introduce select prospective purchasers who have briefed us with matching search criteria.
Should there be a property which you know is your ‘dream property’, tell us, as you never know, we may have access to this property or similar ones within the area or the development.
